The best view on a coastal home is usually the one nobody can stand on. We turn flat and low-slope roofs into finished, waterproof outdoor living space.

On the barrier islands and anywhere near the water, the most valuable square footage on the property is often the roof — the one surface with the view, and the one nobody can use. A rooftop deck converts it into real living space: somewhere to watch the sunset, entertain, or simply enjoy the reason you bought the place. On a vacation rental, it is frequently the photograph that books the property.

But a roof deck over living space is not a deck. It is a roof you walk on, and it has to do two jobs at once — carry people and keep water out of the rooms below. That means an engineered structure rated for occupied loads, guardrails that satisfy both the code and the coastal wind, and a waterproof membrane detailed to stay sealed at every point the railing passes through it. Get the structure wrong and it will not pass inspection. Get the waterproofing wrong and you have a leak above someone’s bedroom.

This is dual-license work, which is exactly why we take it on. The waterproofing system we install

We build these decks on the Econodek Premium Series β€” a walkable vinyl membrane that bonds to the deck substrate and becomes the finished surface. It is not a coating rolled over plywood, and it is not a paint. The series matters: Econodek’s Select and Ultra designs are made for exterior decks and balconies that sit over open air, not over heated, habitable space. Premium is the line built for use over living space, and it is the only one we will put over a bedroom.

What to know before you build one

Most of what determines whether a rooftop deck is straightforward or difficult gets decided before anyone touches the roof. Here is what we look at, and what we will tell you on the first visit rather than after plans review.

  • The structure comes first. A roof is framed to carry roof loads. An occupied deck carries considerably more, because it holds people, furniture, and everything they bring up with them. Every conversion starts with a licensed engineer evaluating what the existing structure can take and what has to be reinforced. This is not optional and it is not a formality — it is the first thing we schedule, and it determines most of the price.
  • Railings are a wind problem, not just a safety problem. A guardrail is designed for two things at once: people leaning on it, and wind pushing on it. Which one governs comes down to how much surface the railing presents. Cable and picket railings catch very little wind and are comparatively simple to approve. Full glass panels catch a great deal of it, and in a wind-borne debris region they need their own impact-rated approval on top of that. Glass is the unobstructed view almost everyone wants and the longest path through permitting. We would rather have that conversation with you at the kitchen table than after a plan reviewer has it with us.
  • Every railing post is a hole in a waterproof roof. This is where these decks fail, and it is the single best reason to have a roofing contractor build yours. Posts get proper curbs and flashing worked into the membrane rather than a bracket lag-bolted through it and sealed with caulk. Caulk is a maintenance item. Flashing is a detail.
  • Height limits and access. Several of our coastal jurisdictions measure building height from base flood elevation, and a deck plus a 42-inch guardrail can press against that envelope. An occupied roof also needs a code-compliant way on and off it. We confirm both with the building department before we design anything, because finding out later is expensive.
  • Water still has to go somewhere. The membrane keeps water out of the house; slope, drains, and scuppers keep it from sitting on the deck. Standing water is the enemy of any roof surface, and a deck that ponds is a deck that ages fast.

Why have a roofing contractor build it

A rooftop deck sits at the seam between two trades, and that seam is where the problems live. A deck builder understands framing and railings but is not detailing a waterproof roof assembly every day. A roofer understands the membrane but may not be licensed to touch the structure underneath it. Rooftop deck FAQ

Can you really build a deck on a roof that has living space underneath?

Yes, and that is the specific case this system is built for. Econodek's Premium Series is the line rated for installation over heated, habitable space; the Select and Ultra designs are made for exterior decks, balconies, and porches that are not over conditioned rooms. Paired with an engineered structure and properly flashed penetrations, a roof deck over living space is a permitted, inspected assembly, not a workaround.

What stops it from leaking into the room below?

Two things. The membrane itself is a continuous waterproof sheet bonded to the substrate rather than a coating painted over it. More importantly, the places where the deck is interrupted β€” railing posts, drains, doors, and edges β€” are flashed as roof penetrations. Nearly every rooftop deck failure we have seen traces back to a post bracket bolted through the surface and sealed with sealant, which has a service life measured in a few years rather than decades.

What does a rooftop deck cost?

It is driven by three things, in roughly this order: how much structural reinforcement the engineer requires, what kind of railing you choose, and the size of the deck. Railing alone can be a large swing, since a cable system and an impact-rated glass system are not close in price. We do not quote a rooftop deck before the structural evaluation, because any number given beforehand is a guess, and guesses on this kind of work tend to be wrong in the expensive direction.

Do I need a permit and engineering?

Yes to both. Converting a roof into occupied space is a permitted structural alteration and it requires sealed engineering. We handle the permit and coordinate the engineering as part of the project, and we confirm height limits and roof access requirements with your building department before design work starts.

Is this a good idea for a vacation rental?

It can be the best improvement on the property, because the view is what people book. Two cautions worth raising early: short-term rental rules vary considerably between our coastal cities, and some jurisdictions treat a rental differently from an owner-occupied home for code purposes. We will flag what we see during design, but the rental regulations themselves are worth confirming with your city or your attorney before you commit to the project.

How long does the surface last?

The membrane carries a ten-year product warranty from the manufacturer, separate from our workmanship warranty. As with any roof surface, service life depends heavily on drainage and on whether the deck ponds water. Keeping drains clear is most of the maintenance.
