Roof Financing Options

Insurance, a monthly payment plan, or PACE — here is how each one actually works, in plain language.

A roof is one of the largest investments you will make in your home, and in Florida it is rarely something that can wait for a better year. There is almost always a way to get it done — the question is which route makes the most sense for your situation.

Below are the three ways homeowners in Manatee and Sarasota counties actually pay for a new roof, in the order we recommend looking at them. Your free inspection and written estimate always come first, and there is no obligation to finance anything.

How homeowners pay for a new roof

1. Insurance restoration — check this first

If wind, hail, or storm damage caused the problem, your homeowner's policy may cover most of the replacement cost, leaving you responsible for the deductible rather than the whole roof. Before you borrow anything, it is worth finding out whether you have a claim.

2. Monthly payment plans through Service Finance

We are an approved contractor with Service Finance Company, LLC, a Truist company and one of the largest home improvement lenders in the country. This is conventional financing: you are approved on your credit, and you make fixed monthly payments to the lender.

  • Fixed monthly payments across a range of promotional and standard installment terms.
  • Fast decisions — most homeowners hear back quickly, often the same day.
  • Nothing attaches to your property — it is a consumer loan, not a lien or a tax assessment.
  • Any roof we install — tile, asphalt shingle, standing seam metal, and stone-coated steel.

3. PACE through Home Run Financing

PACE (Property Assessed Clean Energy) is a Florida program for roofing, hurricane and storm preparedness, HVAC, and solar. We work with Home Run Financing, an approved Florida PACE provider. It works differently from a normal loan, and the difference matters:

  • Qualification is based on your home equity and your property tax and mortgage payment history — not on a credit score. That makes it a real option for homeowners with equity who cannot get approved elsewhere.
  • Repaid once a year through your property tax bill at a fixed rate, as a non-ad-valorem assessment — not a monthly invoice.
  • Your property taxes must be current, with no involuntary liens and no notices of default in the last three years.
  • It is a lien on your property. Many mortgage lenders and buyers will want the balance paid off when you sell or refinance, and some loan programs will not allow it to stay in place. Talk to your mortgage servicer before you commit.

PACE is approved across Manatee and Sarasota counties, including Bradenton, Palmetto, Sarasota, Venice, North Port, Longboat Key, Anna Maria, Holmes Beach, and Bradenton Beach, plus the unincorporated areas of both counties. We confirm your specific address before you apply.

Which one fits?

There is no single right answer, and we are not paid to steer you toward one. As a rough guide:

  • If your credit is solid, a conventional Service Finance loan is usually the simpler path — nothing attaches to the property, and it will not complicate a future sale or refinance.
  • If you have equity but credit is a barrier, PACE may get the roof done when nothing else will. Read the disclosures carefully and understand the lien.
  • If there is any chance of storm damage, get the free inspection first. A covered claim beats both options.

Since March 1, 2026, a federal CFPB rule requires PACE lenders to provide standard mortgage-style cost disclosures and to verify that you can afford the payments. Use those disclosures to compare PACE against a conventional loan side by side before you decide.

What financing typically covers

  • Complete tear-off and replacement, or new installation

  • Code-required and structural work uncovered during tear-off — we are dual-licensed (roofing CCC1333042 and building CRC1333797), so we can do that work instead of sending you to another contractor mid-project
  • Upgrades such as impact-rated shingles, premium underlayment, and improved ventilation
  • Fascia, soffit, and seamless gutters replaced at the same time as the roof
  • Through PACE specifically: hurricane and storm preparedness work such as impact-rated windows and doors

Roof financing FAQ

Can I finance a new roof in Bradenton or Sarasota?

Yes. Providential Roofing & Construction works with two financing partners: Service Finance Company, a Truist company, for traditional monthly-payment home improvement loans, and Home Run Financing for PACE, which is repaid through your property tax bill. Your project manager will walk you through both after your free inspection.

What is the difference between a Service Finance loan and PACE?

A Service Finance loan is a conventional home improvement loan: you are approved based on your credit, and you make fixed monthly payments to the lender. PACE is different - it is a special assessment attached to your property, approved primarily on your home equity and your property tax and mortgage payment history rather than a credit score, and repaid once a year through your property tax bill. PACE can be a fit for homeowners who have equity but do not qualify for a traditional loan; a conventional loan is usually simpler if you do qualify.

Will applying affect my credit score?

Service Finance is a credit-based lender, so a formal application involves a credit inquiry - ask your project manager what the current pre-qualification process looks like before you apply. PACE through Home Run Financing does not qualify you on a credit score; it looks at your home equity, whether your property taxes are current, and your mortgage payment history.

Is PACE available where I live?

PACE is approved in more than 130 municipalities and 22 counties across Florida. In our core service area that includes unincorporated Manatee County, Bradenton, Bradenton Beach, Palmetto, Anna Maria, Holmes Beach and Longboat Key, plus unincorporated Sarasota County, Sarasota, Venice, North Port and Longboat Key. Availability can change, so we confirm your specific address before you apply.

How is PACE repaid?

PACE is repaid at a fixed rate through your annual property tax bill as a non-ad-valorem assessment rather than a monthly invoice. Because of that, a PACE assessment is a lien on your property. Residential PACE assessments in Florida can generally be paid off early without a prepayment penalty.

Will PACE affect selling or refinancing my home?

It can, and you should go in knowing that. Because PACE is a lien recorded against the property, many mortgage lenders and buyers will want the balance paid off at closing or at refinance, and some loan programs will not allow a PACE assessment to remain in place. Can financing cover my insurance deductible?

In many cases, yes. If your replacement is going through an insurance claim, financing is commonly used to cover the deductible and any upgrades your policy does not pay for. Note that Florida law does not allow a contractor to waive, rebate, or absorb your deductible - any roofer who offers to is breaking the law.

What kinds of work can be financed?

Do you finance commercial or multi-family roofs?

Commercial, condo, and multi-family projects are usually structured differently from residential financing - often through the association, the property owner, or a capital budget rather than a consumer lender. Commercial PACE is also available in Florida but requires mortgage lender consent.
